Terms and conditions about all the houses that are rented by Lovecalabria.com 
When you rent a house appearing on this website you accept the followings terms and conditions, therefore read carefully.
The www.lovecalabria.com website is ownership of Simposium Service Ltd company. The aforesaid company acts on behalf of the lessors having sometimes free authority coupled with an interest (for some ONLUS). Therefore the Italian laws run on the tourist locations having a transitory use and the bar of Reggio Calabria is competent to deal with any dispute. We manage only houses of private landlords or vacation houses. Before and after the tenancy every houses is checked by us. Contractually the landlords are responsible for conditions and functioning of the house. The lessee or tenant is contractually answerable for integrity of the house during the lease.

Lessee-customer’s duties:
- follow the conditions of regulation (about arrivals and departures are valid those one suggested by the agency, payments...);
- Reset the condition in which the house has been delivered, (as for ex. if accidentally you breaks a glass you have to purchase it or inform in time the landlord )
Obligations of Simposium Service:
house corresponding to the website’s description; professional interlocutor, enforce the fiscal rules, enforce the safety rule.

Arrivals and departures rules :
The arrival in Calabria is established a week before your stay, it’s based on all the arrivals of the day and the planning for cleanings.
A schedule of arrival will be communicated, this is not alterable
Arrival: 5p.m. / 8p.m.
Departure: 8.30a.m. /10a.m.
Every arrival includes the presence of our collaborator having to accompany the customer to the house personally. Saturday there are many contemporary arrivals all the houses must be cleaned in a few hours. Everybody would want to go away late and came in soon, this is materially impossible. So there are no excuses be quiet we work for you.
 Our Liability
Simposium Service Ltd won’t be liable in the following cases, as not exhaustive title.  In case of unavailability of the real property for liability of third parties: war, natural calamity,
fire, flood, collapse of the reserved real property.
Events inside the house: Breakdowns in the structures, failures in the systems, furniture and equipments, robberies in the real properties;
Trasports: Cancellation of tickets and air or naval bookings. Interruption of any public service as: cleansing department; roads and comunications; electric power supply; drinking water supply; sewerage systems; sea, suitability for swimming, navigation, fires prohibition or barbecue and so on. Common services (swimming pools, tennis, games, entertainment)..
In case of very particular situation or an event that Simposium Service Ltd can’t foresee for all their care.
Frustration of the contract
You’ll be able to annul the contract when the lessee won't respect the terms of balance and bond. However in the moment in which the real property isn’t available for reasons not involving the lessor we will replace the reserved real property with an offer having the same value. If we don’t find an option having the same price among the houses represented by the estate agency or it isn’t available, the estate agent will be able to avoid the contract giving back the paid-up amount to the lessee and nothing else.
Recession of the Lease
The tenant  is entitled to the contractual recession. The recession of the lease has to be notified by writing to the Simposium Service Ltd the postal stamp will does faith. The lessor will be able to requier the compensation for the burdens and provisions taken. If recession of the lease occurs you must respect the followings conditions: Simposium Service Ltd will negotiate the 10% of the whole rent, if the recession is communicated to the real estate broker up to 90 (ninety) days before the beginning of the period of lease. Simposium Service Ltd will bargain the 33% of the whole rent, if the recession is conveyed to the real estate broker up to 45 (fortyfive) days before the beginning of the period of lease. Simposium Service Ltd will deal with the 66% of the whole rent, if the real estate broker is informed about the recession up to 30 (thirty) days before the beginning of the period of lease. the Simposium Service Ltd will bargain the 95% of the whole rent, if the real estate broker is advised about the recession up to 5 (five) days before the beginning of the period of lease. The Simposium Service Ltd will negotiate the 100% of the whole rent, if the recession is communicated to the real estate broker less than 5 (five) days before the beginning of the period of lease.
As expenditures to get a file the tenant has to pay the amount of (€ 50.00 for the low season, € 70.00 for the mibble season, € 90,00 for the high season). In order to observe the terms it is determining the moment in which the statement of recession takes place by the real estate broker. The recession or notice to quit when the stay is already undertaken are excluded.
As follows, the lessee must pay the whole rent, even when he isn’t using  his/her right of tenancy.
